What we do

  • Letters of intent and purchase and sale agreements
  • Due diligence: title, survey, zoning and environmental review
  • Entity structuring and ownership planning
  • Loan documents and lender requirements
  • Closing and escrow, including legal escrow
  • Leases and tenant matters for the property

How it works

Timelines depend on the property, financing and due diligence: usually about 45–90 days from contract to closing.

  1. STEP 1

    Terms

We help you negotiate the letter of intent or contract terms.

  2. STEP 2

    Due diligence

We review title, survey, zoning and other risks, and report what matters.

  3. STEP 3

    Documents

We prepare closing, ownership and financing documents.

  4. STEP 4

    Closing

We coordinate funds and recording and confirm everything is completed.

How we charge

We work on a flat-fee basis and quote the fee in writing before work begins, so you know the cost up front.

Common questions

General information, not legal advice for your situation.

Should I buy in my name or through an entity?

It depends on liability, financing and tax goals. We coordinate with your accountant. See Formation and entity selection.

What is due diligence?

The review period in which you investigate the property before you are committed to buy.

Do you represent lenders or only buyers and sellers?

We represent buyers, sellers, landlords, tenants and, in some matters, lenders. We tell you at the start whom we represent.
